Each item on the advertised list that has not been paid in advance will be read aloud and you will have a chance to bid on it.
Any amount of money bid over and above the advertised amount due on said properties WILL NOT BE RETURNED TO YOU IN ANY MANNER.
PROXY BIDDERS
If you are bidding for someone else, make sure that is clear during the sale so parcels can be assigned to the correct buyer at the time of the sale otherwise there will be a $4.00 Assignment Fee charged to change the Certificate to the correct Purchaser.

ENDORSING CERTIFICATES OF PURCHASE
Endorsing means paying the current taxes due each year. The first of July you will receive from this office a statement of the amount due on your certificates. Once we receive your check, we will endorse certificates and mail you a receipt. The earliest interest can begin to accrue on your Certificate is July 1st .
REDEMPTION
Upon application of any party to redeem property sold on Certificates of Purchase and being satisfied that such party has the right to redeem, the treasurer shall issue a Certificate of Redemption to said party. Checks will be issued on the last day of the month in which redemptions were made providing your Certificates of Purchase have been left with the office. If not, you will be notified to surrender said Certificate to us and once we receive it we will issue you a check on the last day of the month we receive your Certificate.
15% INTEREST RATE
When a Certificate of purchase is redeemed, all the tax amounts will draw simple interest of 15%.
APPLICATION FOR A TREASURER’S DEED
A Treasurer’s Deed may be issued to you after the Certificate of Purchase is three years old. You may apply for a deed two years and nine months from the date of sale on your certificate. The deed cost is the $75.00 fee plus advertising costs, certified mail and owner & encumbrances. (DEED APPLICATION MONIES DO NOT EARN INTEREST AND REFUNDS OF MONIES ARE ONLY MADE AFTER ALL CERTIFICATES ARE REDEEMED OR DEEDED) If you have not endorsed your certificates or the assessed owner has not paid the taxes on the property, you will be required to pay the taxes in full and if there are any county certificates against said property you will be required to redeem them and they will then be endorsed on your certificates. When you apply for a Treasurer’s Deed, you will be required to fill out form 132 and will also be required to surrender the said Certificate of Purchase. (Unless certificates are being held by us)
PROHIBITED BIDDERS
According to C.R.S. 30-11-151 No county official, employee, immediate family member, or person acting as agent may participate in the tax lien sale.
FDIC/RTC INFORMATION
Pursuant to Federal Law, the Federal Deposit Insurance Corporation (FDIC) and the Resolution Trust Corporation (RTC), when acting in the capacity of receiver or successor to a failed financial institution, may not be liable for payment of any penalties or fees associated with the failure of any person to pay property taxes when due. Because the FDIC and RTC are unable to guarantee identity of all real property of the FDIC or RTC subject to exemption from penalty interest, the Treasurer of Rio Grande County is unable to definitively advise those interested in bidding at the tax lien sale of which properties may be so affected. The Treasurer has attempted to withhold from sale those tax liens of which she is informed by the FDIC or RTC to which their exemption does apply; however, bidders should undertake their own investigation of the statues of liens offered for sale and obtain their own analysis of the applicability of Federal Law.
I.R.S.
We will be sending a 1099 Interest form to Certificate Holders and to the I.R.S. who have had Certificates of Purchases redeemed during the current year.
CERTIFICATES
The Treasurer’s Office, as a courtesy, will hold your Certificates of Purchase and mail you a copy of your certificates. We have found this eliminates lost certificates and speeds up issuing your checks for redemptions.
