The County Treasurer’s office is located in Room 103 of the County Courthouse located at 925 6th Street in Del Norte, CO 81132. Our mailing address is P.O. Box 129, Del Norte, CO 81132. We can be reached by telephone at 719-657-2747. Our email address is rgtreas@riograndecounty.org Office hours are 8:00 a.m. to 4:00 p.m. Monday thru Friday. The office is open during the lunch hour. The office is closed for legal holidays set by the Board of County Commissioners.

Tax notices are mailed to the last known address during the third week in January (approximately). Taxes are collected for the previous year, i.e. 2016 tax is payable in 2017. Delinquent notices go out the first week in July.

Taxes are payable in one lump sum due April 30 or in two equal installments due February 28 and June 15. If payment deadlines are not met, interest is charged at the rate of 1% per month. (Per Colorado revised Statutes). Unpaid balances as of September 30 are subject to advertising in the Monte Vista Journal, the cost of which is payable with the delinquent tax and interest. Unpaid amounts at the time of the annual tax lien sale in November will be subject to that sale. There is a three year redemption period for the owner from the date of the sale.

Acceptable forms of payment to the Treasurer are cash, checks, cashier’s check, money orders and credit cards (excluding American Express). On line credit card payments are available. Any checks returned as insufficient will be assessed a $50.00 short check fee.

Your tax notice should be mailed to you even if you escrow taxes with your lender. In most cases they contact us directly for tax amounts for their customers.

If you purchased property during the year, please check your closing statement for allocation of the taxes. The purchaser should receive subsequent tax notices as they come due after the closing and is responsible for taxes from that point forward. If you receive a tax notice and no longer own the property, contact the Treasurer’s office, 719-657-2747.

The Rio Grande County Treasurer is also the Rio Grande County Public Trustee. The Public Trustee processes releases of deeds of trust and foreclosures of deeds of trust. The fee for a release of deed of trust is $28.00, 1 page. ($5.00 for each additional page). The deposit to start a foreclosure is $650.00.

Public Trustee sales are held on Wednesday mornings. The Monte Vista Journal is used for all legal publications.

What is a mobile home authentication and when do I need it?

A mobile home authentication is a statement by the assessor and treasurer as to the ownership, value and taxes due for a mobile home.  The mobile home authentication can be used to apply for new title (as a result of a sale) or permit to move the mobile home or to purge the title.

Notice of Property Tax Exemption 2021

A property tax exemption is available to senior citizens, surviving spouses of senior citizens, and disabled veterans. For those who qualify, 50 percent of the first $200,000 in actual value of their primary residence is exempted. The state pays the exempted portion of the property tax. Once approved, the exemption remains in effect for future years, and the applicant should not reapply. NOTE: the General Assembly may eliminate the funding for the Senior Citizen Exemption or Disabled Veteran Exemption in any year in which the budget does not allow for the reimbursement. Application requirements are as follows:

The exemption is available to applicants who: a) are at least 65 years of age as of January 1 of the year of application, b) owned their own home for at least 10 years as of January 1, and c) occupied it as their primary residence for at least 10 years as of January 1. Limited exceptions to
the ownership and occupancy requirements are detailed in the qualifications section of the application. The senior citizen exemption is also available to surviving spouses of senior citizens who met the requirements on any January 1 after 2001. The application deadline for 2014 is July 15. The exemption is available to applicants who: a) sustained a serviceconnected disability while serving on active duty in the Armed Forces of the United States, b) were honorable discharged, and c) were rated by the United States Department of Veterans Affairs as one hundred percent “permanent and total” disabled. VA unemployability awards do not meet the requirement for determining an applicant’s eligibility. The applicant must have owned and occupied the home as his or her primary residence since January 1 of the year of application; however, limited exceptions to the ownership and occupancy requirements are detailed in the eligibility requirements section of the application. The application deadline for 2014 is July 1.
